Selling a home is exciting and can be a bit overwhelming. If you have never sold a home before you may be wondering what the process looks like and how you can prepare. To help you, we have a great list below that will guide you through the home-selling process.
Listing Agent
The first thing you need to do is select a listing agent that will represent you in the sale of your home. You want to hire a trusted and experienced agent. You will sign a listing agreement with them that will document the length of time you wish to remain in contact and the commission you agree to pay for the agent's services.
Listing Price
You will work with your agent and set a listing sale price for your home. Your agent will provide you with a comparative market analysis that informs your decision on the listing price.
Get Your Home Ready
Before your home's listing goes live you will want to make sure your home is ready for the photos and potential showings. You will want to do this by decluttering and depersonalizing your home.
Market Your Home
When your home is ready your agent will help identify all of the big selling points and work to market your home to potential buyers. Your agent will market your home through a variety of mediums that will give your property exposure.
Show Your Home
When potential; buyers are interested your agent will arrange for your home to be shown. This happens through open houses or appointments. It is important to be flexible through this period because every show is a potential buyer.
Offers & Negotiations
Interested buyers will submit offers and this is where your negotiations begin. You can counteroffer and include your contingencies in the counteroffer.
Open Escrow & Order Title
Once an offer is accepted by both parties then you will go into escrow. Your agent will work alongside you and a transaction coordinator to open escrow and order a title policy for you.
Home Inspection
The buyer will schedule a home inspection and you will need to cooperate with the inspection. The buyer may submit a request for repairs based on the findings of the inspection and this will require negotiations and both parties to agree before moving forward in the escrow process.
Appraisal
The buyer will also need an appraisal if they are planning to mortgage the home. If the appraisal comes back low you will want to discuss the next steps with your agent.
Seller Disclosures
As a seller, you will disclose everything you know about the home and provide this on a disclosure form.
Release Contingencies
Any contingencies will need to be released before closing. Releasing contingencies solidifies all of the agreed-upon items are completed.
Sign Documents
Any necessary documentation regarding the sale will need to be signed.
Close Escrow
The last step is closing. You will attend a closing appointment where all of the final paperwork is completed and you hand over the keys to the house. All of the documentation will go into the public record and the sale proceeds will be wired to your bank account.
